Bookings are non transferable. Name changes are not allowed.
Nevis Estate is a historical building that was built in 1842 with an original Pine hardwood floors, and we would like to preserve them in the best possible condition. Due to this reason, the inside property is a "FOOTWEAR FREE ZONE". To ensure your comfort while staying with us, we provide our guest with a high quality slippers to be used inside of the property. If you aren't comfortable wearing slippers, walking in socks or barefoot, then unfortunately our establishment is not the right one for you.
We are using Self Check in Registration Form. This form is sent by text and emails 72 hours prior arrival and must be completed by our guests in order for our system is able to send out the room access code, WIFI information and arrival instructions. This Registration form can be completed though mobile device or email.
To make our guests stay more enjoyable, we only used high quality items including bed linens, towels, make up towels, etc. Unfortunately these items in the room are not souvenirs and it should remains in the room. As detailed inspection of the room is only made after the check out time, we reserve the right to charge your credit card for any missing items, mini bar consumption, and any damages or breakages found in the room.
Sing your heart out and have passionate conversation all day long, but from 11:00 p.m. to 7:00 a.m., the whole property goes into a hush mode for what we like to call quite time or sleep time.
All rates exclude HST tax. Free Wi-Fi and breakfast is included in all rates, unless otherwise stated.
If you wish to shorten your stay after you have checked-in at the hotel you must inform the hotel reception at least 48 hours prior to your departure. No refund is made for bookings within the 48-hour window, and no refunds are made for pre-paid, or APR bookings.
It is the responsibility of the guest to inform the hotel of their non-arrival, even in a case of force majeure or other events outside of your reasonable control. If the hotel is not informed with at least 48 hours’ notice a late cancellation fee will be charged as described above.
Please note that even in the event of a force majeure the hotels cancellation policy still applies. Cancellations must be made in writing and confirmed by Nevis Estate Boutique Bed & Breakfast to be valid. If you cancel by telephone, please ask the hotel agent to send a cancellation confirmation and retain it for your records.
OUR RIGHT TO CANCEL:
Nevis Estate Boutique Bed & Breakfast reserves the right to cancel bookings believed to be fraudulent, or are not in line with our terms & conditions or local law.
Nevis Estate Boutique Bed & Breakfast reserves the right to cancel bookings if payment is not made.
Breach of contract:
Nevis Estate Boutique Bed & Breakfast reserves the right to cancel bookings if you breach our contract in any other material way.
Failure to perform:
Nevis Estate Boutique Bed & Breakfast reserves the right to cancel your reservation if an event outside of our control will make it impossible for us to make your room available to you including, but not limited to, industrial action, fire, flooding, failure of power and electrical supplies, or force majeure.
Pre-paid bookings need to be paid with a credit or a debit card.
We accept all major credit and debit cards. If you have a Standard Rate booking and you are paying for your stay upon arrival you may also pay in cash, we accept Canadian dollar. We do not accept payments in cheques.
Refunds for reservations or other services, other than APR reservations, can only be made to the same credit or debit card that the payment was originally taken from.
If you do not have a prepaid booking, and you will be paying upon arrival, you will be required to provide Nevis Estate Boutique Bed & Breakfast with a credit card which will act as a guarantee for payment. By providing us with your credit card you accept that payment for your stay might be taken by the hotel from that card upon check-in. You also accept that Nevis Estate Boutique Bed & Breakfast may, at its discretion, pre-authorize your card to check its validity. Nevis Estate Boutique Bed & Breakfast reserves the right to cancel bookings, without further notice, if a guarantee is not provided, or if the card provided is not valid.
Damages & Incidentals:
Property damages or missing items will be charged to your credit card at market value. Pre-existing damages or room issues must be reported to our team immediately to avoid responsibility and potential charges.
Gift Cards and Gift Vouchers:
Nevis Estate Boutique Bed & Breakfast sells gift cards which can be purchased at the hotel or through our central reservations office. Restrictions apply on when gift cards can be redeemed, please see your gift voucher for details.
Gift cards and gift vouchers must be presented. Gift vouchers can only be redeemed in full, and must be redeemed when the booking is made. The same cancellation policy applies to bookings made with a gift cards and gift vouchers as with Standard Rate bookings. In case of a no-show, or a late cancellation, the gift cards will be redeemed in full and will not be valid for reuse.
All gift vouchers from sponsorship or charity event are dated and expire 12 months from the date of issue.
Gift cards and gift vouchers have no cash value and cannot be redeemable for cash, may not be resold or transferrable.
Nevis Estate Boutique Bed & Breakfast is not responsibility for lost, stolen or destroyed gift cards or gift vouchers. It is not the responsibility of Nevis Estate Boutique Bed & Breakfast to provide a replacement. The gift cards and gift voucher holder should contact Nevis Estate Boutique Hotel immediately upon discovering that their gift voucher has been lost, stolen, or destroyed.
Breakfast is served between 8:00am and 10:00am with last seating at 9:30am. Breakfast is included in your booking, unless otherwise stated.
Your room is available from 4:00pm local time. Early check-in might be possible, subject to a surcharge.
The room must be vacated by 11:00am local time at the latest. Late check-out might be possible, subject to a surcharge.
Over-Bookings and Relocations:
We never willingly overbook our hotels. However, should your hotel for any reason become overbooked, for other reasons other than events outside of our reasonable control, and your room subsequently not be available to you we will:
Provide you with a room at another part of Nevis Estate, or a suitable alternative at a third party hotel.
Pay for reasonable transportation costs between your original hotel and your new accommodation
Any reasonable costs over and above the original cost of your booking will be covered by Nevis Estate (meaning room rate, and transportation to your new accommodation.)
Nevis Estate Boutique Bed & Breakfast will not accept liability for any loss you believe you may have incurred as a result of this relocation.
Your booking is non-transferable. You may not resell your booking, or in any other way transfer your booking to a third party. You may not advertise, market, or in any other way offer any Nevis Estate room for sale. In such circumstances, the reservation will become null and void and Nevis Estate will not honour those reservations.
Maximum Occupancy of Rooms:
Each room can accommodate maximum 2 persons. A maximum of 3 persons can be accommodated in some rooms if an extra bed is booked, this includes children.You must not exceed this maximum occupancy.
Minimum Age of Guests:
Guests need to be at least 18 years old to make a reservation with us. This does not apply to children accompanied by an adult.
Availability of the Room:
Your room is kept until midnight on the day of arrival. We kindly ask you to inform the hotel if your expected arrival time is after midnight on the day of arrival.
All extra beds are subject to availability. Extra beds can only be placed in certain room. A maximum of one extra bed can be placed in each room. Please enquiry about the availability of extra beds before making a reservation.
Children 8 years old and younger stay free when using existing bedding, an extra bed is required for children 12 years and younger when sharing a room with parents. Baby cot are available upon request.
The contract between us is formed when we confirm your reservation. No contract is formed if a confirmation from us to you has not been received.
We have a bar and this means, by law, we can’t allow any alcohol to be brought onto the property. To uphold this law, we require all beverages on the property, including the pool, be purchased through the hotel, with the exception of transparent, see-through water bottles. Guests must purchase beer and wine in the bar area – then, if you like, you can head back to your room (or the pool) to enjoy.
By law, all of our hotels are non-smoking throughout. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Smoking inside our hotels is illegal and guests will be charged a $300 CAD clean-up fee by the hotel.
We will strive to accommodate all special requests, including room allocation requests. However, all requests are subject to availability and cannot be guaranteed.
As a pet lover, we understand that our pet is a big part of our family. Since guest comfort is extremely important to us, any pet (dog, cat, rabbit, hamster, bird, etc. including emotional service animal) unfortunately is not allowed except service animal. As for service animal, you must provide identification card, or a letter from a healthcare practitioner. If you decide to do so, we have the right to cancel the reservation and it is non-refundable. Group Reservation Policy:
We are happy to accept group reservations of all sizes at all of our hotels. We consider a reservation of 3 rooms or more to be a group reservation however, we might consider smaller number of 2 rooms to be a group booking. We might also consider multiple smaller bookings made by the same reservation holder a group reservation. Group reservations, or reservations considered to be a group reservation, will have different cancellation policies and might be subject to prepayment.

Parking at Nevis Estate is free and they are all on a first come, first serve basis. By parking a vehicle at our facility, you (and your guests) are doing so on your own accord. The hotel does not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property.
Our contract is governed and construed in according with the law of Province of Ontario and both parties submit to the exclusive jurisdiction of the Ontario courts. No other law is applicable.
Nevis Estate does not accept liability for failure to meet any of our obligations to you if the failure is due to events beyond our reasonable control. If we fail to meet any of our obligations we shall only be reliable for direct losses and not for any indirect or consequential losses. Where we are liable to you our maximum liability to you shall not exceed the price of your reservation, unless otherwise stated by law.
These terms and conditions do not affect your statutory rights. If any of these terms conflict with your statutory rights, then the statutory rights will prevail over these terms.
